Civil Design Standards:
Road design minimums are 20’ width with 30’ inside and 50’ outside radius turns. These are minimums only as Carson City Development Engineering has additional design standards in place.

Aerial apparatus roads must be 26’ minimum width.

Fire Hydrants:
Please use the standard from Development Engineering.

FDC/PIV:
Carson City FD uses a remote PIV and FDC with 5” Storz connector with cap and screen. As a rule of thumb, we look for hydrants within 100’ of FDCs. Please use Carson City Development Engineering standard details for FDC and PIV for all submittals. Please use the standard from Development Engineering.

In Building Emergency Responder Radios:
All new buildings shall have approved radio coverage for emergency responders within the building based on the existing coverage levels at the exterior of the building.

Required Permits
While not a complete list, this covers most of the common types of permits issued:
Fire Alarm Submittals
Fire Sprinkler Submittals
Fixed Fire Suppression Systems
Tents
Underground Flammable/Combustible Liquid Storage Tanks
Blasting
Pyrotechnics
Marijuana facilities-extraction equipment, LP gas, and certain other materials can require separate permits from a building permit.

Wildland Urban Interface
IF YOUR PROJECT IS IN THE CARSON WILDLAND URBAN INTERFACE (WUI) IT MUST COMPLY WITH THE 2018 INTERNATIONAL WILDLAND URBAN INTERFACE CODE. YOU CAN FIND IF YOUR PROJECT IS LOCATED IN THE WUI BY GOING TO
MAPGEO.

SITE PLAN

In addition to IBC requirements, the site plan shall show:

•All current and proposed structures shall be indicated topography, width, and percent grade of access roads and driveways with no larger than 5’ contour lines. North shall be indicated landscape and vegetation details-see www.livingwithfire.info for more information.
•Trees and vegetation taller than 3’ must be indicated.
•Individual plants or brush fields 20 square feet or larger in area must be indicated.
•Drip lines of tree canopies shall be indicated.
•Types of ignition-resistance construction of buildings.
•Site water supply locations.
•Details of development within 300’ of lot lines-Google Earth screen captures with scale will suffice.
•Additional requirements found in IWUIC Section 108.

ADDRESSING
• Address must be posted at driveway entrance and be visible in both directions of travel. This may be waived for smaller lots.
• Address shall be posted at the beginning of construction.

DRIVEWAYS
• Minimum width 12’. Max slope of 12%.
• In excess of 150’ requires a turnaround.
• In excess of 200’ requires turnouts in addition to a turnaround.

WATER SUPPLY
• Hydranted area- there must be a hydrant within 1000’ of the building along the normal route of travel. 1000 gpm is required for homes no larger than 3600 .
• Non hydranted area- there must be a man-made or natural water source within 1000’ of the building. Additional requirements apply. The distance is measured along the normal route of travel.

CONSTRUCTION

• Most locations in the Carson City WUI fall under the Class 1 ignition resistant construction requirements of the International WUI Code.
• Class A roof covering is required. Wood shake or shingles are prohibited.
• If gutters and downspouts are installed, they must be non-combustible.
• From the foundation to 5’ out must be non-combustible material or fire resistant vegetation.
• Doors, Windows, and Decks all have additional requirements

RE-ROOFS
• Re-roofs in the WUI are not required to have a site plan and do not trigger the water supply or access requirements of the IWUIC.

ADDITIONS/REMODELS
• Remodels or additions under 50% of the existing building square footage are not required to meet the water supply or access requirements of the IWUIC. All other requirements apply.

This is not meant to be an all-inclusive list of requirements for projects. Please consult the 2018 edition of the International Wildland Urban Interface Code for specific requirements.
